CNBNEW POINT OF VIEW: WHAT TO DO ?

 BY BILL CLEARY

GLOUCESTER CITY NJ-The idea of building three- single- family homes for low-income residents at the intersection of 4th and Market Streets has some people in Gloucester City up in arms. The plan was announced last week in a press release sent out by the City’s developer Triad Associates.

From the release,

Applications are currently being accepted to purchase three affordable new single family homes to be constructed in Gloucester City, NJ on Market Street and Powell Streets. Applications will be accepted until October 24, 2012. All applications will be entered into a lottery to be held on October 26, 2012. The sales price for the 3 bedroom, 1 1/2 bath units is $98,044. Down payment assistance may be available and applicants must be income qualified. Interested persons are to call Triad Associates 856-690-5749 to request an Application or visit: www.triadhousingprogram.com

.

According to tax records the buildings were acquired in 2006 by the City during the Kilcourse administration. The City paid $100,000 for 328 Market and over $119,000 for 326 Market, the adjoining half-twin property.

Some questions that come to mind.

  •  What condition were the two properties in when the City purchased them in 2006? Did they look as bad as they do today?

  • What was the City’s original plans for this site in 2006?

  • Why has it taken six years for the City to initiate any action on these dilapidated buildings?

  • With the nationwide housing market still in a slump will the City be able to sell these $98,000 homes? Or will the City have the same problem it is having with selling the Meadowbrook Mews condos?

Take a quick walk around the immediate area of this site and you’ll find 18 vacant properties that are either boarded up or are up For Sale. A few blocks away are two newly renovated properties on Orange Street that are available for $82,500 each. Although they are attached row homes they are within a short walking distance to Proprietors Park, a much more desirable area. See listing.

Mayor and Council no doubt would argue that leaving these ramshackle properties in the present condition is not the answer either.

Time will eventually tell whether or not the James administration has made the right decision. Unfortunately mistakes cost money. If they are wrong the taxpayer will be the one paying the bill.

CCAGW Issues Biden/Ryan Vote Rating and Budget Comparison

(Washington, D.C.) – Today, the Council for Citizens Against Government Waste (CCAGW) released a comparison of the 2012 vice presidential candidates’ voting records on legislation affecting government waste and the fiscal health of the federal government. The results emphatically indicate that House Budget Committee Chairman Paul Ryan’s (R-Wis.) voting record is far superior to that of former senator and current Vice President Joe Biden. Since 1989, CCAGW has examined all roll call votes to determine which members of Congress stand up for the taxpayers’ interests and which fail to promote fiscal responsibility, separating the praiseworthy from the profligate on critical tax, spending, transparency and accountability issues.
